When to involve us
For international investors, landowners and project companies seeking to delegate defined operational responsibilities. We begin by agreeing the mandate: what the investor expects, which decisions remain with them and who is responsible for each workstream.

Local coordination
Coordination with designers, contractors and advisers, with agreed liaison with authorities and utility providers.

Budget and programme
Monitoring of costs, cash flow and milestones. Identification of variances and matters requiring an investor decision.

Reporting and risk
Regular progress updates, a risk register, a decision log and recommended next steps.

Operational representation
Handling agreed project matters within the contract and any authority expressly delegated by the investor.

Before we start
Can we manage the relationship from outside Poland?
Yes. We can communicate in English, Polish or Spanish and agree reporting intervals and approval procedures around your needs.
Does representation include all technical supervision?
The representation mandate is defined separately from technical roles requiring specific professional qualifications. The specialist team is agreed for each project.
How are fees determined?
We prepare a project-specific proposal after assessing the stage, responsibilities and expected level of involvement.
Own land and unsure what comes next?
We help turn a plot into an actionable development plan. We review its development potential, feasibility and the steps needed to decide how to proceed.
Feasibility and administration
We review planning constraints and coordinate administrative procedures, permits and liaison with authorities and utility providers.
Finding financing
We support preparation of the project for lenders, exploration of financing options and negotiation of terms. Funding approval remains subject to each lender’s assessment and project feasibility.
People and contractors
We help identify and select architects, engineers, specialists and project management staff, as well as construction companies and contractors. We compare proposals and coordinate appointments.
Support throughout the process
We can coordinate development from the first decisions through construction, inspections and handover, monitoring budgets, schedules and risks. Scope and responsibilities are agreed for each project.
