FIRA / Investment advisory
Understand the project.
Then commit.
We help investors examine a project’s assumptions before taking on further commitments. Feasibility, costs and risks are assessed from the perspective of delivering the development.
When to involve us
For investors considering land acquisition, developers reviewing budgets and owners assessing development scenarios. The depth of analysis depends on the available information and project stage.
Scope of engagement
01
Preliminary feasibility
Review of project assumptions, constraints and missing information required for further assessment.
02
Financial modelling
Development costs, revenue assumptions and cash flow brought together in a transparent model.
03
Scenarios and sensitivity
Assessment of how changes in costs, timing and assumed sales prices affect the project outcome.
04
Risk and next steps
A list of issues to investigate and recommendations for specialist reviews where needed.
What the investor receives
- A summary of assumptions and information gaps
- An economic model within the agreed scope
- A comparison of scenarios and principal risks
- Recommendations for further project assessment
Before we start
Is this a formal property valuation?
No. Preliminary investment analysis is separate from a formal valuation. Where required, the relevant specialist should be appointed.
Can we start with incomplete documentation?
Yes, with a preliminary review that identifies assumptions, missing information and matters requiring confirmation.
Does a recommendation guarantee an investment return?
No. The analysis supports the investor’s decision and makes assumptions and risks explicit; it does not guarantee a financial outcome.
Own land and unsure what comes next?
We help turn a plot into an actionable development plan. We review its development potential, feasibility and the steps needed to decide how to proceed.
Feasibility and administration
We review planning constraints and coordinate administrative procedures, permits and liaison with authorities and utility providers.
Finding financing
We support preparation of the project for lenders, exploration of financing options and negotiation of terms. Funding approval remains subject to each lender’s assessment and project feasibility.
People and contractors
We help identify and select architects, engineers, specialists and project management staff, as well as construction companies and contractors. We compare proposals and coordinate appointments.
Support throughout the process
We can coordinate development from the first decisions through construction, inspections and handover, monitoring budgets, schedules and risks. Scope and responsibilities are agreed for each project.
